I値l personally complete a Competitive Market Analysis for your property, by comparing what痴 currently for sale and what has recently sold in your area.

I値l provide detailed information about your home to all Sales Representatives at EXIT REALTY SPECIALISTS and FEATURE it on our home website as well as my own.

I鱈L provide a detailed listing to Multiple Listing Service, along with digital photographs inside and out, for distribution to all real estate salespersons and worldwide exposure via the internet on MLS.CA

I値l prepare a Feature Sheet with photographs, to be provided at your property for agents and clients, and distribute it to area sales agents and email to potential prospects.

I値l invite all agents to attend an inspection of the property, during our weekly "Agents Open House", usually held on a weekday morning for 2 hours.

I値l distribute "Just Listed" cards to the surrounding neighborhood. People living in the area often have friends and relatives who are interested in moving closer to those they know.

I値l install a highly visible EXIT "For Sale" sign in your yard for drive-by-exposure, and put a lock box on the property for easy access showings, with your permission.

I値l create market awareness by advertising your home in The Real Estate guide which EXIT REALTY SPECIALISTS does every issue.

I値l provide proven suggestions and improvements for effective staging of your home that will positively affect your selling price.

Together, we will establish what we believe to be the fair market value of your property and establish the asking price.

All appointments are arranged and recorded in our office. I will follow up on a regular basis with sales representatives who have shown the property and gather comments from their prospective purchasers.

I値l arrange Open Houses for the general public on weekends or week nights with your consent.

I値l conduct a strong marketing campaign and the use of the MLS system to give your property the maximum exposure for the fastest sale possible.

I値l conduct myself at all times, with your best interests in mind, and comply with the Code of Ethics of the Saint John Real Estate Board, the New Brunswick Real Estate Association and The Canadian Real Estate Association.

Negotiating the Sale

Once the above marketing has been successful and an offer has been obtained, I will be there to vigorously negotiate the offer on your behalf.

The goal of the negotiation is to obtain the best price and terms for you. This can be a complex process and I will use my excellent negotiating skills in your best interests.

To provide access to all major financial institutions for potential buyers in order to assist in the sale of your property.

After the Sale

I値l act as a liaison between you, the purchaser, the lawyers, the home inspectors and the co-operating broker.

I am always available for your questions or concerns and will do everything possible to ensure a smooth transaction.
